What We Found

The homeowner called us after noticing a damp patch on their basement wall that kept coming back after heavy rain. During our free inspection, we identified a vertical foundation crack running about 5 feet from the floor toward the top of the wall.

Why This Happens

Vertical cracks like this are common in poured concrete foundations. They typically form due to concrete shrinkage during curing or minor settling. While they start small, freeze-thaw cycles in Toronto winters cause them to widen over time, eventually allowing water through.

Our Recommendation

We recommended a polyurethane crack injection — a minimally invasive interior repair. The flexible polyurethane fills the full depth of the crack and stays flexible to accommodate future movement. No excavation needed.

Estimated Cost

For this single crack: $400–$600, completed in about 2 hours with a 25-year warranty.

The homeowner was relieved — they were expecting to hear they needed full exterior waterproofing. Not every problem requires a big solution.
