Crawl Space Conversion in Toronto

Transform your crawl space into a safe, dry, and usable area with waterproofing, insulation, and finishing.

Professional waterproofing contractor

Crawl spaces are one of the most neglected and misunderstood areas in Toronto homes, and in our 20+ years of waterproofing experience, we've crawled through hundreds of them. What we find is almost always the same story: damp earth floors, standing water, mould growth on floor joists, deteriorating insulation hanging in shreds from the subfloor above, and air so humid you can taste it. That moisture does not stay in the crawl space — studies show that up to 40% of the air you breathe on the first floor comes up from below through what building scientists call the stack effect. If your crawl space is wet and mouldy, your living space is being affected whether you can see it or not.

Benefits of Our Crawl Space Conversion

Encapsulation with heavy-duty vapor barriers
Moisture and humidity control systems
Insulation for improved energy efficiency
Mold prevention and remediation
Adds usable storage or living space
Improves indoor air quality throughout your home

Toronto's climate makes crawl space problems particularly severe. Our heavy clay soil retains moisture for months after rain events, and the high seasonal water table — especially in neighbourhoods close to Lake Ontario, the Don River, and the Humber River watersheds — means groundwater can saturate the soil beneath and around your crawl space year-round. During winter, the freeze-thaw cycle heaves the soil and can crack or shift shallow crawl space foundations. Traditional vented crawl spaces — which were standard practice in Canadian construction for decades — actually make the problem worse: in summer, warm humid air enters the vents and condenses on the cooler crawl space surfaces, creating a perpetual moisture engine that fuels mould growth and wood rot.

Signs You Need Crawl Space Conversion

Musty or earthy odour on the main floor that worsens in humid weather
Visible mould growth on floor joists, subfloor, or crawl space walls
Sagging or soft spots in the floor above the crawl space
Standing water or perpetually damp earth floor in the crawl space
Pest activity (mice, insects, or other rodents) in or around the crawl space vents
Fibreglass insulation hanging loose or falling from between the floor joists

The modern, proven solution is crawl space encapsulation — sealing the crawl space completely from the exterior environment. We start by addressing any standing water with a sump pump system and interior drainage, then we install a 20-mil reinforced polyethylene vapor barrier (such as CleanSpace or Stego Wrap) across the entire earth floor and up the walls, overlapping seams by a minimum of 12 inches and sealing them with polyethylene tape. All vent openings are sealed, and a commercial-grade dehumidifier is installed to maintain humidity below 50%. This transforms the crawl space from a damp, vented cavity into a conditioned, dry environment that no longer contributes moisture, mould spores, or foul odours to your living space above.

For full crawl space conversion — turning the space into usable storage or even livable area — we go further. After encapsulation, we insulate the walls with rigid extruded polystyrene (XPS) insulation boards (minimum R-10 as required by the Ontario Building Code Section 9.25 for below-grade walls) rather than fibreglass batts, which absorb moisture and become a mould habitat. If ceiling height permits and the homeowner wants finished space, we can pour a thin concrete slab over the vapor barrier, install lighting, and finish the walls. For homes where the crawl space is too shallow for conversion to livable space, encapsulation alone delivers enormous benefits: lower energy bills (typically 15-20% reduction in heating costs), improved indoor air quality, protection of structural wood members from rot, and elimination of the conditions that attract pests.

One important note for Toronto homeowners: if your crawl space currently has vermiculite insulation — a granular, lightweight material that looks like small gold-brown pebbles — do not disturb it. Vermiculite insulation, particularly the Zonolite brand, may contain asbestos and requires professional testing and removal before any conversion work. We encounter this regularly in Toronto homes built between the 1940s and 1980s, and we can arrange certified asbestos testing and abatement as part of the project. Crawl space work is specialized, physically demanding, and must be done correctly — it is not a DIY project. Our team has the training, equipment, and experience to convert your crawl space into an asset rather than a liability.

Our Technical Approach to Crawl Space Conversion

Full Crawl Space Encapsulation

20-mil reinforced polyethylene vapor barrier (CleanSpace, Stego Wrap) installed across the entire earth floor and up foundation walls to grade level. All seams overlapped 12 inches minimum and sealed with polyethylene tape. Vent openings sealed with rigid foam and caulk to fully isolate the crawl space from exterior air.

Crawl Space Drainage and Sump Pump

Interior perimeter drainage channel installed along the crawl space footings, using low-profile perforated pipe in a gravel bed leading to a compact sump pit and submersible pump. Designed for the limited headroom of crawl spaces while providing the same drainage capacity as full-basement systems.

Rigid Foam Wall Insulation

Extruded polystyrene (XPS) rigid insulation boards (R-10 minimum per OBC Section 9.25) mechanically fastened and sealed to crawl space foundation walls. Provides thermal insulation, acts as a secondary moisture barrier, and does not absorb water or support mould growth like fibreglass batts.

Commercial-Grade Dehumidification

Self-draining crawl space dehumidifier rated for the square footage of the space, maintaining relative humidity below 50% year-round. Units are designed for confined spaces with low-profile ducting and automatic drainage to the sump pit, eliminating the need for manual emptying.
