Exterior basement waterproofing is the most comprehensive foundation protection available, and in our experience, it is the only method that truly stops water from contacting your foundation walls. We have been excavating Toronto foundations for over two decades, and the reality we see time and again is this: the original dampproofing applied during construction — typically a thin coat of asphalt-based parging — was never designed to be a waterproofing system. It was designed to resist moisture, not liquid water under hydrostatic pressure. After 40 to 60 years in Toronto's clay soil, that coating has cracked, peeled, and failed on virtually every home we dig up.

Our exterior waterproofing process starts with careful excavation down to the foundation footing — typically 6 to 8 feet deep for Toronto's standard residential foundations. We protect landscaping, walkways, and utility lines throughout the process. Once the wall is exposed, we power-wash it clean and repair any cracks using hydraulic cement for active leaks or epoxy injection for structural cracks. We then apply a rubberized asphalt waterproofing membrane — products like Blueskin WP 200 or Bituthene 3000 — which is a self-adhering, flexible sheet membrane that bridges hairline cracks and remains waterproof through years of foundation movement and freeze-thaw cycling.
Don't Ignore the Signs
On top of the membrane, we install a dimpled drainage board — a rigid, high-density polyethylene sheet (such as Platon foundation wrap or Delta-MS) with raised dimples that create an air gap. This board serves a dual purpose: it protects the membrane from backfill damage, and it channels any water that reaches the wall straight down to the weeping tile at the footing. Speaking of weeping tile — we always replace the old clay or concrete drain tile with modern 4-inch perforated PVC pipe wrapped in filter fabric, bedded in 3/4-inch clear stone. Toronto's clay-heavy soil is notorious for clogging old weeping tile systems, and replacing them during an exterior job adds decades of reliable drainage.
Toronto's climate presents unique challenges for exterior waterproofing. Our freeze-thaw cycle — temperatures cycling above and below zero roughly 40 to 50 times per winter — causes soil to heave and contract, putting enormous lateral pressure on foundation walls. The Leda clay soil common throughout Toronto, Scarborough, and the inner suburbs absorbs water like a sponge and can exert several thousand pounds of pressure per square foot against a foundation wall. This is why we use flexible membranes rather than rigid coatings, and why proper drainage is absolutely essential. Without a functioning weeping tile system, even the best membrane will eventually be overwhelmed by hydrostatic pressure.
We also pay close attention to grading and surface drainage during backfill. The Ontario Building Code (OBC Section 9.14.6) requires the finished grade to slope away from the building at a minimum of 5% for the first 1.5 metres. We use granular 'A' backfill against the wall — not the excavated clay — to ensure water drains freely to the weeping tile rather than pooling against the membrane. If your property requires it, we also integrate French drains to manage surface water before it reaches the foundation. Exterior waterproofing is the most involved solution we offer, but when done properly, it gives you 25+ years of worry-free protection and is the approach we recommend for any Toronto home with chronic foundation water issues.

4-inch perforated PVC pipe wrapped in geotextile filter fabric, laid in a bed of 3/4-inch clear crushed stone alongside the footing. Sloped to daylight or to an interior sump pit to collect and remove groundwater before it builds hydrostatic pressure.
Fast-setting hydraulic cement applied to active leaks and surface defects on the exposed foundation wall before membrane application. For structural cracks, two-part epoxy injection restores the concrete's original tensile strength before the exterior membrane is applied.
