True foundation waterproofing — as opposed to dampproofing, which is what most homes built before the 1990s received — involves applying a fully bonded waterproof membrane to the exterior of your foundation walls, from the footing to above grade. The Ontario Building Code (Section 9.13.2) distinguishes between dampproofing and waterproofing: dampproofing resists moisture in the soil, while waterproofing resists water under hydrostatic pressure. If your basement has any history of water intrusion, you need waterproofing, not dampproofing. In our experience, most Toronto homes built in the 1950s through 1980s received only a thin coat of parging or asphalt dampproofing that has long since deteriorated.

After excavation down to the footing, we repair any foundation cracks, then apply a rubberized asphalt or thermoplastic membrane (such as Blueskin or equivalent) that bridges minor cracks and remains flexible across Toronto’s full temperature range of -30°C to +35°C. Over the membrane, we install a dimpled drainage board (such as Delta-MS) that creates an air gap, directing water downward to the weeping tile rather than allowing it to sit against the membrane. New weeping tile is installed at the footing, wrapped in filter fabric to prevent clay sediment from clogging it.
What sets a quality foundation waterproofing job apart is attention to the details most contractors skip. We seal the cold joint where the wall meets the footing — the single most common leak point on any poured concrete foundation. We ensure proper backfill with clear gravel for the first 12 inches against the drainage board, not the clay we removed. We verify that exterior grading slopes away from the foundation at a minimum of 5% for the first 2 metres, as required by the Ontario Building Code. These details are the difference between a waterproofing job that lasts 5 years and one that lasts 25+.
For homes where exterior excavation isn’t feasible — due to an attached neighbour, a sunroom, or a driveway built right up to the wall — we offer interior foundation waterproofing as an effective alternative. This involves installing an interior drainage membrane and weeping tile system that captures water at the wall-floor joint and channels it to a sump pump. While it doesn’t stop water from reaching the foundation, it prevents it from reaching your living space — and for many Toronto homeowners, that’s the practical, cost-effective solution that makes sense.

Our Technical Approach to Foundation Waterproofing

Rubberized Asphalt Membrane

A self-adhering rubberized asphalt sheet membrane (such as Blueskin WP 200) is applied to the cleaned exterior foundation wall from footing to above grade. The membrane bridges hairline cracks up to 1/16 inch and remains flexible across the full range of Toronto’s seasonal temperatures.

Dimpled Drainage Board (HDPE)

A high-density polyethylene dimpled membrane (such as Delta-MS or Platon) is installed over the waterproof membrane, creating a continuous air gap that directs water downward to the weeping tile. The board also protects the membrane from backfill damage and root penetration.

Liquid-Applied Elastomeric Coating

A spray-applied or roller-applied elastomeric polymer coating is used on irregular foundation surfaces or where sheet membrane adhesion is difficult. The liquid cures to a seamless, flexible waterproof barrier that bridges cracks up to 1/8 inch.

Cold Joint Sealant System
